Hyeri’s Real Estate Moves Raise Eyebrows
Hyeri, of Girl’s Day fame, is making headlines for her real estate investments. The actress owns two prime buildings in Gangnam, Seoul: one in Samseong-dong and the other in Yeoksam-dong.
Recent reports by News1 reveal Hyeri spent around ₩12.1 billion KRW (about $8.75 million USD) for these properties, potentially netting her over ₩6.00 billion KRW (about $4.34 million USD) in capital gains.
In August 2022, she bought an old multi-apartment house in Samseong-dong via a family-owned corporation for ₩7.75 billion KRW (approximately $5.60 million USD). The location boasts a coveted “triple station intersection,” within walking distance to three subway lines: 9, 7, and the rapid Suin-Bundang line.
Post-purchase, Hyeri demolished the existing structure. She constructed a new building with two underground floors and six above. Total costs, including an extra ₩450 million KRW (about $325,000 USD) for transactions and ₩2.50 billion KRW (about $1.81 million USD) for construction, hit around ₩10.7 billion KRW (about $7.74 million USD).
A director at Building Road Real Estate Brokerage Corporation confirmed Hyeri is searching for a full-lease tenant. The expected deposit is ₩400 million KRW (about $289,000 USD) with a monthly rent around ₩30.0 million KRW (about $21,700 USD).
“If sold, the building could yield more than ₩3.00 billion KRW (about $2.17 million USD) in capital gains within just three years," stated the director.
Additionally, Hyeri owns a building in Yeoksam-dong, purchased in December 2020 for ₩4.39 billion KRW (about $3.17 million USD). This building was also demolished and rebuilt, now valued at over ₩10.0 billion KRW (about $7.23 million USD).
With these strategic moves, Hyeri is gaining attention not just for her acting skills but for her business acumen in real estate.
